The Turkish Republic of Northern Cyprus (TRNC) continues to be one of the most attractive destinations for investment in the Mediterranean, while significantly reshaping property acquisition rights with new regulations that came into effect in 2025. Citizens of the Republic of Turkey, which is one of the countries that recognize mutual rights with the TRNC, can now acquire more properties:
Right to purchase a maximum of 6 apartments
Right to acquire a maximum of 3 detached houses or villas
In housing projects, the opportunity to obtain up to 3 villas
This regulation is interpreted as a reflection of the friendly and mutual relations between the TRNC and Turkey, while also being seen as a step towards increasing the power and influence of Turkish investors on the island.
With the new regulation, not only Turkish citizens but also other foreign nationals have been granted some expansions in rights:
Apartment limit: Now up to 3 apartments can be acquired instead of 1
Detached house/villa limit: Up to 2
In housing projects: Maximum of 2 villas
This step is part of the TRNC's goal to maintain its investor-friendly approach and to keep international real estate interest alive.
The restrictions on land and property purchases by foreign investors have also been clarified:
Land area: Maximum of 1338 m²
Building permit: Only 1 housing can be constructed
Detached building plot: Maximum 3300 m², a second structure is strictly prohibited
In housing projects: Turkish citizens are limited to 3, other foreigners to 2 villas
According to the new regulation, foreign investors must complete the title deed transfer within 1 year after obtaining approval from the Council of Ministers. Otherwise, the granted permission will be automatically canceled.
This new law establishes property acquisition in the TRNC within a framework that is both more transparent and investor-friendly.
