Real estate purchase and sale transactions in the Turkish Republic of Northern Cyprus (TRNC) involve certain tax and fee obligations. The fixed 5% VAT applied throughout the TRNC is paid after the delivery of real estate projects.
The stamp duty tax rate is 0.5%, and payment must be made for the validity of the relevant contract.
For Citizens of the TRNC and Recognizing Country (Turkey):
For first-time investors: 6%
For second-time investors: 9%
For third-time investors: 12%
Part of the title deed fee is paid during the registration of the contract, while the remaining part is collected during the transfer of the title deed.
For Citizens of Other Countries (Not Recognizing the TRNC):
The title transfer fee rate has been set at 12%.
Important Notes:
Citizens of the TRNC are not subject to any purchase limitations.
For citizens of recognizing countries (Turkey), the right to purchase is limited to 3 units.
For citizens of other countries (those not recognizing the TRNC), the right to purchase is limited to only 1 unit.
Transformer fees vary from project to project and generally range from £1,500 to £4,000. The transformer fee for each project is different.
It is mandatory to work with a lawyer to ensure the legal security of real estate transactions in the TRNC. Legal fees range from £2,000 to £2,750.
The severance tax is only valid in the Iskele region, and the fixed prices are as follows:
1+0 Apartment Type: £750
1+1 Apartment Type: £850
2+1 Apartment Type: £1,000
3+1 Apartment Type and Above: £1,500
